Modera Old Ivy offers an array of studio, 1-, 2-, and 3-bedroom apartment homes.
We love your furry companions and welcome up to two per apartment home. There is a pet fee of $350 per animal. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Our community offers gated access. Each resident receives a code or fob to enter the gate. Guests visiting Modera Old Ivy residents can be provided with a temporary code for entry.
We have a controlled-access parking garage at Modera Old Ivy.
We have garage parking on 2 levels- 1st car is $50, 2nd Car is $85. We also have Electric Vehicle Charging Stations. There is an annual parking registration fee of $25-$39.
We offer guest parking spots throughout the community on a first-come, first-served basis. There is no additional charge for guest parking; however, a parking pass is required and can be obtained from the 24/7 Concierge.
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Packages are delivered to the Amazon lockers located inside the package room on the first floor of the main lobby. The package room can be accessed using your key fob.
We provide recycling services for our residents. Please deposit all cardboard materials into the collection bin situated at the loading dock.

At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

At Modera Old Ivy there are one-time fees that include an application fee of $89 per applicant, an admin fee of $300, an amenity fee of $100, and a pet fee of $350 per pet. There is a trash fee of $18/month, and pet rent of $20/month.
We do not accept Section 8 vouchers at this time.
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
